NRI Guide to Buying Property in Dubai: Funding, Ownership and Tax Questions
A Dubai property guide for NRIs covering residence status, NRE or NRO funding questions, DLD registration, rental management and India reporting.

“NRI” describes an Indian status, not a single banking or tax outcome. An Indian citizen living in the Gulf, UK, North America or elsewhere may have different tax residence, account and source-of-funds questions.
Start by confirming current FEMA and tax residence status, then build the Dubai purchase around the lawful funding account and the buyer name that will appear in the SPA and DLD record.
Define your actual residence and account position
An NRI may hold NRE, NRO or overseas accounts, but the correct payment route depends on source of funds, bank rules and current FEMA treatment. Do not select an account only because another buyer used it.
Ask the Indian authorised dealer and a tax adviser to confirm whether the funds are offshore earnings, Indian-source money or a combination. Document any change in residence status.
Choose the ownership structure deliberately
Personal ownership is common, but joint ownership can affect funding, inheritance, financing and future sale signatures. A company or trust adds legal, tax and banking complexity and should not be used merely because it sounds efficient.
Ensure the passport names, contact details and ownership percentages are consistent across the SPA, bank payments and DLD documents.
Verify the Dubai asset
Foreign nationals may buy in Dubai’s designated freehold areas. Verify the exact plot, developer, project and payment account through DLD sources.
For a ready unit, review the title deed, seller identity, mortgage, service charges, tenancy and building condition. For off-plan, review completion provisions, escrow instructions and Oqood registration.
Plan for rent and remote management
Decide whether rent will be retained in the UAE, remitted, or used for expenses. Each choice creates record-keeping and potentially reporting questions in the relevant country of tax residence.
Appoint a manager under a written scope covering tenant selection, deposits, repair approvals, inspection reports and income statements. Keep control of the registered email and owner records.
Prepare for sale, inheritance and a move back
Tax residence can change before the property is sold. Keep original purchase, fee, improvement and exchange-rate records so an adviser can calculate the correct result later.
Review succession documents and powers of attorney with qualified UAE and home-country professionals. A nomination or will in one jurisdiction may not solve every cross-border issue.
