Dubai Property Visa and Golden Visa: Investor Requirements

Understand the difference between buying Dubai property and qualifying for investor residence, including official Golden Visa requirements and checks.

Dubai Property Visa and Golden Visa: Investor Requirements

Buying property and receiving UAE residence are separate legal processes. A property can be valid to own without qualifying its owner for a particular visa, and visa rules can change independently of the property contract.

The UAE Government states that real-estate investors may qualify for a five-year renewable Golden Visa when official conditions are met, including evidence from the relevant land department of property value of at least AED 2 million. Always confirm the current application route before purchase.

Ownership is not the same as residence

Foreigners may buy eligible Dubai freehold property without first becoming UAE residents. Residence requires a separate application, documents, medical and identity processes and approval.

Do not sign a property contract solely because a salesperson promises a visa. Ask for the official programme name, authority, threshold and written source.

What the official Golden Visa page says

The UAE Government describes a five-year renewable Golden Visa route for real-estate investors who own one or more properties with a value of at least AED 2 million, supported by a land-department letter. It also refers to property financed by specified approved local banks.

The authority determines how value, mortgages, joint ownership and multiple properties are treated. Confirm these points for the actual application.

Off-plan and completion questions

An off-plan contract, amount paid and project status may affect when evidence can be issued. Do not assume the full contract price immediately creates eligibility.

Ask the relevant immigration and land authorities what document is required at the proposed application stage. Keep the visa decision outside any guaranteed investment return.

Budget the separate residence process

Application, medical, identity, insurance, translation or document fees can sit outside the property price. Family sponsorship adds its own requirements and costs.

Residency also creates practical and tax-residence questions in other countries. A UAE visa alone may not end tax residence elsewhere.

Verify before using the threshold as a filter

A property should still meet the buyer’s use, risk and financial objectives without the visa. Compare project quality, total cost, management and exit before selecting only by threshold.

Recheck official rules immediately before application. Save the source date and avoid old screenshots or social-media summaries.
