Dubai Mortgages for Non-Residents: Deposit, Approval and Fees
Understand Dubai mortgage questions for non-residents, including lender eligibility, deposit planning, valuation, approval conditions and registration fees.

A non-resident mortgage is a lender-specific credit decision. Passport eligibility to buy a property does not guarantee finance, and an indicative conversation does not guarantee approval for a particular unit.
Start with written lender criteria and a conservative cash plan. DLD has a formal mortgage-registration process, while the Central Bank of the UAE sets the wider regulatory framework for mortgage lending.
What lenders normally assess
A lender may consider nationality, residence, age, income, employment or business history, existing debt, bank statements, credit information and the country where income is earned. Policies change and differ by bank.
Prepare translated or certified documents where requested. Do not alter or simplify income evidence; unexplained inconsistencies can delay or stop approval.
Pre-approval is only the first stage
Pre-approval usually assesses the borrower within stated assumptions. Final approval can still depend on property valuation, legal status, insurance, down payment and updated documents.
Use finance conditions in the purchase agreement where appropriate and obtain legal advice before accepting a non-refundable deadline.
Build the full cash requirement
The deposit is only one part. Budget DLD transfer fees, mortgage registration, bank arrangement and valuation charges, insurance, trustee or service-partner charges and any agency fees.
Central Bank rules describe maximum loan-to-value limits; a bank may lend less. A non-resident should plan for a larger equity contribution than the regulatory maximum might suggest.
Ready and off-plan finance differ
Ready-property lending usually depends on a completed valuation and acceptable title. Off-plan finance availability depends on the project, construction stage, lender and developer arrangements.
Do not assume that a future handover mortgage will be available on today’s terms. Stress-test a higher rate, lower valuation or larger final payment.
Compare the mortgage beyond the rate
Review fixed or variable periods, benchmark, margin, reset, early settlement, life insurance, property insurance, account requirements and fees. Ask for a total-cost illustration.
Also consider currency mismatch: earning in GBP, EUR, CAD, INR or ZAR while owing AED can change the real repayment burden.
Before you proceed
- ✓Obtain written lender criteria.
- ✓Prepare income and source-of-funds documents.
- ✓Confirm the unit is financeable.
- ✓Budget all cash and registration costs.
- ✓Stress-test rate, value and currency.
- ✓Review final offer before signing.
Dubai Mortgages for Non-Residents: Deposit, Approval and Fees FAQs
Can a non-resident get a mortgage in Dubai?+
Some UAE lenders offer non-resident finance, subject to nationality, income, documents, property and bank policy. Approval is not automatic.
How much deposit does a non-resident need?+
It depends on bank policy, property and borrower. Regulatory loan-to-value limits are maximums, and a lender may require more equity.
Does pre-approval guarantee the mortgage?+
No. Final approval can depend on valuation, property eligibility, insurance, updated credit checks and completed documents.
Can off-plan property be mortgaged?+
Some projects and stages may qualify, but availability is lender and project specific. Do not assume handover finance will be available.
