Buying Property in Dubai From Pakistan: Funding and Due-Diligence Guide

A careful guide for Pakistani residents and overseas Pakistanis covering funding routes, SBP checks, Dubai registration, project verification and management.

Buying Property in Dubai From Pakistan: Funding and Due-Diligence Guide

Pakistani residents and overseas Pakistanis should not be treated as one banking category. Residence, the location of funds and account status can change which transfers and documents are available.

Before paying a reservation, ask an authorised dealer bank or qualified adviser to confirm the current State Bank of Pakistan position for the exact source and purpose. Dubai ownership eligibility does not override Pakistan’s foreign-exchange rules.

Establish residence and source of funds

An overseas Pakistani paying from documented income held abroad may have a different process from a resident seeking to move funds out of Pakistan. FCVA, NRVA and other accounts have defined eligibility and permitted operations that change over time.

Use the latest SBP Foreign Exchange Manual and speak to the authorised dealer. Do not rely on a salesperson’s assurance that every overseas property transfer is automatically allowed.

Get a written payment pathway

Before reservation, ask the bank what contract, invoice, tax, source-of-funds and beneficiary documents it requires. Confirm whether payments can follow the developer schedule and how long compliance review may take.

Pay only to the official developer escrow account or the documented transaction channel. Keep SWIFT confirmations, receipts and all contract versions.

Check the Dubai property

Verify the broker, developer, project, unit and escrow instructions through official Dubai sources. A portal listing or social-media advertisement is not ownership evidence.

For ready property, confirm title, seller identity, mortgage, tenancy and service-charge information. For off-plan, understand completion, cancellation, assignment and registration terms.

Calculate a realistic ownership budget

Add DLD and administrative fees, currency conversion, furnishing, service charges, management, maintenance and vacancy. Keep an AED reserve for future instalments or urgent work.

Avoid return claims that exclude recurring costs. Ask for evidence supporting rent assumptions and compare competing supply in the same building type.

Manage reporting and eventual sale

Pakistani tax and foreign-asset reporting depends on residence, declarations and the individual facts. Obtain local tax advice and retain the complete acquisition and income trail.

Before resale or repatriation, confirm how proceeds will be documented and where they may lawfully be received. Do not wait until transfer day to address banking requirements.
