Buying Property in Dubai From Germany: Tax and Ownership Checklist
A guide for German residents considering Dubai property, including freehold ownership, EUR funding, tax-treaty status, rental reporting and management.

German residents can buy eligible Dubai freehold property, but German tax treatment must be assessed separately. Germany’s Federal Ministry of Finance states that the Germany-UAE income tax agreement ceased to apply after 31 December 2021.
That treaty status makes current German professional advice especially important. Do not assume that UAE personal-tax treatment determines the German result.
Verify the Dubai purchase first
Confirm that the unit sits in an area open to foreign ownership and that the seller or developer is authorised to transact. Use DLD records for project, title and registration checks.
Review the English contract carefully and obtain qualified advice where legal meaning is unclear. Marketing translations are not a substitute for the signed SPA.
Review German tax before forecasting returns
The German Finance Ministry records that the former Germany-UAE double taxation agreement ended on 31 December 2021. Current reporting and tax treatment should therefore be checked for the buyer’s precise residence, ownership and income facts.
Ask about foreign rental income, depreciation, deductible expenses, foreign accounts, wealth transfers and eventual gains. Keep invoices and statements in a form a German adviser can use.
Plan euro funding and evidence
Map the complete AED schedule into EUR and add bank charges and a currency buffer. For off-plan property, stress-test a less favourable euro conversion at each future instalment.
Use regulated accounts and retain source-of-funds, SWIFT and receipt records. Ensure the payment sender matches the ownership and contract structure.
Choose for operation, not presentation
For rental property, examine actual tenant demand, service charges, management quality and new competing supply. For personal use, check access, storage, practical layout and travel time.
Request written evidence for yield assumptions and avoid forecasts that omit vacancy, repairs or management.
Prepare a remote owner system
Establish who will receive handover, inspect defects, authorise repairs and provide rental statements. Keep direct control of DLD and developer contact details.
Review the plan if German tax residence changes, if the property becomes personal-use, or before a sale or gift.

- ✓Verify title or project through DLD.
